Buyer's Stamp Duty explained with worked examples

Buyer's Stamp Duty (BSD) is a tax on the purchase of property. It is calculated on the higher of the price you pay and the market valuation, using tiered rates.

Worked example

For a home bought at 1,500,000 SGD, BSD is charged progressively: the first slice at the lowest rate, the next slice at a higher rate, and so on. Add the result to your downpayment when you plan your cash.

When it is due

Stamp duty must be paid within the stated window after you sign the option to purchase, so arrange the funds before you exercise.

Frequently asked questions

Is BSD the same as ABSD?

No. BSD applies to every buyer; Additional Buyer's Stamp Duty (ABSD) applies on top when your buyer category attracts it.
