HDB or condo for a first home? How to decide
Buying · 2026-09-18 · 6 min read
Your first property decision is really two decisions: what you can afford today, and what you are allowed to buy next. HDB flats are heavily subsidised and come with resale and housing grant rules, while private condos cost more but carry no ownership restrictions.
Start from your monthly commitment
Lenders in Singapore test affordability at a higher reference rate than the rate you actually pay. Work out the maximum monthly repayment you are comfortable with, then choose a price that keeps you below it — not the other way round.
Check your next purchase
If you plan to buy a private home later, remember that a private purchase while owning an HDB flat means selling the flat within the required window. Deciding this early avoids expensive timing mistakes.
Weigh the day-to-day
Condos give you security, pools and gyms; HDB flats usually give you more space for the same money and are closer to hawker centres, schools and MRT interchanges. Visit both at the hour you would actually be home.
